Rents in London have remained broadly stable over the past 3–6 months, with a very slight cooling in growth compared to the rapid increases seen in previous years. While prices are still at historically high levels, the pace of growth has softened, and in some segments of the market—particularly smaller units—there has been early evidence of price stabilisation and minor month-to-month fluctuations.
This moderation has been driven by a gradual rebalancing between supply and demand, with more rental stock returning to the market and tenant demand easing slightly compared to the post-pandemic peak. At the same time, higher borrowing costs over the past two years and affordability constraints have limited how much further landlords can push rents, even as London continues to face a structural housing shortage.
The current median rent in London is approximately £2,600 per month across all property types.
