This trend has been driven primarily by the introduction of new rental legislation from March 2026, alongside continued supply shortages. The new rules allow landlords to reset rents to full market levels at the start of new tenancies, while capping annual increases at 2% (or inflation if lower), replacing the previous Rent Pressure Zone system with a national framework. Additionally, ongoing low housing supply and strong demand in Dublin have continued to push prices upward.
