Berlin market rental trends report

The rental market in Berlins is no longer experiencing rapid acceleration, but it is still moving upward, particularly in the segments most relevant to new tenants.

This trend has been driven by a persistent structural housing shortage, low vacancy rates, and strong population inflows into Berlin, combined with limited new construction supply. At the same time, a widening gap between low-cost legacy contracts and higher-priced new listings continues to distort averages, making the “experienced rent” for new tenants significantly higher than headline statistical medians.

The current median rent in Berlin is approximately €15–€16 per square metre per month, with new-let prices typically significantly higher depending on location and building quality.
